Context
When we took this 260 unit block suffered from demotivated staff and poor maintenance of the communal areas. The flats were becoming undesirable and the leaseholders wished to turn this around.
Work complete
- New Process: Helped leaseholders take out a Right to Manage arrangement, giving them greater decision-making power over their building and service charge expenditure.
- New Outside Service Hired/Bought: Reengaged the existing staff to make significant improvements to the buildings upkeep within the same budget.
- New Outside Service Hired/Bought: Required to revamp the roof, lifts, entrance hall, and common areas, completing these tasks within the current budgets.
Results
The case study resulted in leaseholders gaining more control over building decisions through a Right to Manage arrangement. Existing staff were reengaged, leading to significant improvements in building upkeep. Key renovations, including the roof, lifts, entrance hall, and common areas, were completed successfully within the existing budget.
