The apartments was self-managed by the Directors of the residents management company (RMC). Following a number of roof leaks, they decided that the roof should be surveyed, and any works required carried out
Work complete
- New Process: A defects report was commissioned, but due to the roofs complexity, a complete inspection was not possible. Jennings and Barrett initiated a drone survey for thorough roof inspection.
- New Technology Used: A drone was employed to inspect difficult-to-reach areas of the roof.
- New Outside Service Hired/Bought: Specialist RICS surveyors CWA were hired to manage the project and ensure the works completion.
- New Outside Service Hired/Bought: Three roofing contractors were invited to bid, with Capital Roofing Ltd winning the contract.
- Existing Staff Completed a New Job: The contracted work included renewing lead flashings, valley gutters, installing new skylights, and reusing stained-glass window
Results
A defects report on a complex roof highlighted incomplete inspections. Jennings and Barrett commissioned a drone survey for full coverage and appointed RICS surveyors CWA to manage the project. Capital Roofing Ltd won the bid and completed lead flashing renewals, new skylights, and chimney work, using original stained-glass windows.
