Context
A fire alarm system in a residential building became non-operational, and Red Rock coordinated with installers, the Freeholder, and the FTT to expedite its replacement. They ensured compliance with legislation, kept residents informed, and managed access for testing and commissioning the new system swiftly and effectively.

- New Process: Red Rock applied for dispensation from the First-tier Tribunal (FTT) under Section 20ZA of the Landlord & Tenant Act 1985 to expedite the fire alarm system replacement.
- New Process: A process of communication with leaseholders was established to keep them informed about the issue
- New Outside Service Hired/Bought: Competitive quotations for the fire alarm replacement were sought, and the most suitable vendor was hired to install the new system.
- Existing Staff Completed a New Job: Red Rock oversaw access arrangements to apartments and garages for testing and commissioning the fire alarm system.
- New Technology Used: A new fire alarm system was installed to replace the outdated and non-functional one.
- They ensured that all works were completed in compliance with legislation and bylaws, maintaining communication with the Management Company and leaseholders.
Results
